FAQ
We are frequently asked whether our company is "real."
We understand that in today’s world, receiving a blind solicitation through the mail is frequently viewed with skepticism. In short, we are a “real” company. Saline River Royalties is owned by Kansas lawyers with experience in oil and gas issues. Many of the same owners are co-owners in another company, NWKS Minerals, LLC, that also purchases oil and gas interests. While NWKS Minerals has been in existence since 2017, Saline River Royalties was formed in 2023. Tyler Turner is the manager of both companies, and he is the primary point of contact for all transactions. Both companies were formed and operate under Kansas law as limited liability companies. You can verify their existence through the Kansas Secretary of State’s website at https://www.sos.ks.gov.
Why do you want to buy my oil and gas interest?
We consider oil and gas interests solid intermediate assets which can provide a steady rate of return over the next 10-20 years. We are experienced in dealing with the various issues that arise when managing these assets and can address them without incurring the costs and/or time that many owners face in similar situations.
Why should I sell my oil and gas interest?
Many people choose to sell their interests for personal as well as economic reasons. In addition to the purchase price, we find that individuals are often motivated by concerns that the interests will be further divided among future generations and that the costs associated with managing the interests outweigh their benefit.
Is it difficult to sell my oil and gas interest?
No. Our goal in any transaction is to make it as simple as possible to reach closing. If we need information from you, we will ask. Otherwise, the only thing you need to do is accept our offer. We will then prepare a deed/assignment and send it to you for signature. It must be signed in front of a notary public and then returned to our office. Once we receive the original signed document, we will make payment by check or wire transfer (your choice). Payment is generally made the same day the deed/assignment is received (unless it arrives over the weekend or during a holiday period).
You sent an offer letter to my deceased relative. Are you still interested in purchasing their interest?
Yes. This is a common issue with producing oil and gas interests. If the individual we sent a letter to is deceased, please let us know and we will work with you to develop a plan to transfer the interests from them as a part of a transaction.
What can I do to verify that your company is legitimate?
If you still have concerns, we encourage you to research our company. We are in good standing with the Kansas Secretary of State’s office, which can easily be verified through their website. We also work closely with many Registers of Deeds in Kansas. The Register of the county in which your interests are located will be familiar with our company and can verify that we are actively buying minerals in their county. We also suggest that you contact the companies that distribute revenue for your interests. We have interests in pay with most companies in Kansas and are in contact with them regularly. Finally, we are happy to provide names and contact information of individuals who have previously sold to us (and have agreed to serve as references) so that you can discuss the process with someone whose interests we have purchased.
Are there any costs or fees associated with selling my oil and gas interest?
No. The amount offered by our company is the amount you will receive from us at closing. We bear the cost of all title research, document preparation, and recording fees.
How did you calculate the value of my oil and gas interest?
Our offers are based on three pieces of publicly available information: (1) your decimal interest in a lease (obtained from the county appraiser); (2) average oil production over the past 12 months (obtained from state production reports); and (3) cash price of crude oil for each month (obtained from the federal government). We use these numbers to estimate your average monthly revenue for each oil and gas interest. These averages are then used to calculate purchase prices, which represent the point where we believe we will recoup our initial investment. Our goal is to reach this point in 4-5 years and our offer price represents the summation of all your interests in the county.
I have oil and gas interests in other counties/states. Are you interested in purchasing these as well?
Yes. Often, individuals have additional producing interests that are not covered by our offer letter. Please let us know if this applies to you and we will be happy to review and, in most cases, revise our offer to include them.
I am worried that this is a scam.
Though we are not acting as attorneys when we participate in transactions on behalf of Saline River Royalties, the legal background and status of our members means that we are still bound by ethical duties of honesty and integrity to those we transact business with. We take these duties seriously and are committed to answering all questions asked and fulfilling all our obligations with each transaction.
Why is the phone number for your company a Virginia area code?
We are a small company, and this is Tyler Turner’s personal cell phone number. Though he is originally from Stafford, Kansas, he spent a short time after college working in Virginia. For reasons unclear to everyone (including Tyler), he has kept this phone number for over 20 years and won’t change it. We understand it’s a bit strange, but if you call this number, you will reach Tyler directly.
